Kenmore is a leafy suburb situated along the Brisbane River, approximately 10km from the Brisbane CBD. Kenmore is a popular choice for professional residents and small families with a high number of townhouses and units. Kenmore is well connected to the city, Brisbane’s Northern Suburbs, the Brisbane airport and both the Sunshine and Gold Coasts, thanks to Centenary Highway, the Western Freeway and Legacy Way. Residents can enjoy a short commute for work or play, travelling either by car or public transport. Where cafes, restaurants, medical centres and shopping centres abound, such as Kenmore Village, Kenmore Plaza and the Indooroopilly shopping centre, Kenmore offers an abundance of lifestyle choices. Additionally, Kenmore has a wide selection of parkland to enjoy those warm Brisbane days and large sporting ovals to run and play.
Kenmore is known by its locals as a quiet and friendly neighbourhood, close to everything you need. With plenty of schools and dining options, as well as an abundance of choices for shopping, Kenmore locals can have a busy and fulfilled lifestyle without even leaving their suburb. Kenmore is far enough from the city to have homes with large blocks, separate houses and a safe, relaxed community feel – yet close enough for daily commuters.
Travelling to different parts of Brisbane is easy, with most locations accessible by car, and with regular bus timetables available. Indooroopilly and St Lucia are not far if the train or ferry are your preference. The homes in Kenmore reflect its development in the 1950s and ’60s, and many are a renovators dream with large blocks in great positions. Kenmore is another one of Brisbane’s older suburbs that offers classic Brisbane charm along with the perks and ease of modern-day living.
There are several schools in Kenmore, both private and public from Prep-12. These include Kenmore State School, Kenmore South State School, Kenmore State High School, Our Lady of the Rosary School and more private options including the Brisbane Montessori School. The Penrose team can offer their personal knowledge of Kenmore’s school options, with their own children in local schools.
Locals can find work in the many retail and hospitality options within the suburb or close by in Indooroopilly. Alternatively, they can enjoy a relatively short commute into the CBD, or even the Gold Coast, thanks to Kenmore’s extensive highway and public transport connections.
Kenmore is in a great location with lots of amenities and employment opportunity. With high demand and proximity to the city, Kenmore is a mid to upper market suburb with the median house price being $810,000 to buy and $550 per week to rent. Units are available in abundance and go for $687,750 to buy and $560 per week to rent, making them a more appealing option for the first home buyers and young families in the area.
Kenmore homes experience 1555 visits per property on average during a vacancy, making this a popular suburb based on Queensland averages. The costs for houses have increased steadily since 2014. Average unit prices revealed a rapid increase in 2015, with a slightly declined trend in prices continuing through to 2021.
The demographic of Kenmore locals consists mostly of established couples and families, with these demographics making up almost half of the overall population. Of the 8482 people who call Kenmore home, a huge 83% of people own their home, and 57% consider themselves to be a family unit. Many Kenmore families are established, working professionals, with the median age being between 40 – 59.

We had plenty of questions for Grant. His patience, attention to detail, his honesty and integrity all contributed to the success of the sale of our house. Grant provided daily updates on enquiries on the property, and weekly written updates on comments from the open houses. Grant ensured we understood every step of the open negotiation process so that we went into the final bidding stage fully informed.
The level of service is phenomenal. Nothing was too much trouble and they helped make what was a stressful time more easeful. They worked super hard to ensure that we got the very best price possible. They have the highest level of service I have seen for a very long time and it was like a breathe of fresh air. I cannot recommend this team highly enough!
Christina & Grant are totally professional. This is the second sale they have handled for us. Nothing is left to chance. They supplied quality trades who prepped the houses for sale. We followed their recommendations and advice with results well in excess of our expectations.
Grant & Christina put quality over quantity when it came to helping my family to sell our home. They knew exactly what to do and gave us excellent guidance along the way. We could not have been happier working with Grant & Christina! They are professionals in every aspect of the real estate business. Would definitely use their service again.
Grant is an honest, helpful and reliable agent. Although we knew he was extremely busy, he always made us feel like we were his only clients responding promptly to all of our questions.
Grant has sold 3 properties for me over the years and that speaks for itself. I wouldn’t have gone back twice let alone three times if I felt he could not perform. I highly recommend Grant to anyone who is intending to sell because he will give you 100%.
Christina is a lovely person and her knowledge and advice prior to our listing was invaluable. We had one open house which resulted in three offers, one of which was accepted. We were extremely happy with Christina's advice and professionalism and we were very happy with the result she achieved for us.
We have bought and sold numerous houses and units through Grant and Christina Penrose.
I would have to say that they are not only the most professional and passionate people in their industry that I've come across, but I think their customer service, attention to detail and results would stand up in any service industry anywhere in the country.
Let us also thank you for the fine work that you put into ensuring that our house was sold within my budget range and in a timely manner. Your efforts were most appreciated.
My experience dealing with Grant Penrose from Remax was exceptional. He sold my property in Boundary rd very quickly and kept me up to date and informed throughout the entire process. I would gladly recommend his service to anyone who requires a professional agent.
We highly recommend Grant, he has always gone above and beyond for us even in the most difficult of situations and has always well exceeded our expectations.
From the very outset I found the service provided by Christina and Grant to be totally professional, friendly and positive, always punctual, always cheerful and always ready to go the extra mile. Doing business with Christina and Grant was a pleasure!
The average median house price in Brisbane is $973,534 as of September 2024. Inner-city and riverside suburbs tend to have higher prices, while outer suburbs offer more affordable options. The Brisbane property market has seen steady growth in the last 10 years as the city and its suburbs become a more desirable place to live.
As of 2024, the best suburbs to invest in Brisbane are Ascot, Paddington, and Ashgrove. Ascot is close to the CBD and the airport, with plenty of leafy parklands and facilities. Paddington has all your social and entertainment needs covered with restaurants and cafes close to the CBD, South Bank, and Suncorp Stadium. Ashgrove is a gorgeous suburb only 4 kilometres away from Brisbane CBD. A popular area for families and couples, there's plenty of demand from buyers and renters.
Some of the best Brisbane suburbs for access to public transport and the new Brisbane Metro are Herston and Kelvin Grove. Herston is close to the Royal Brisbane and Women's Hospital, which is a key stop on the metro route. The Brisbane metro provides quick access to the CBD and surrounding areas for residents of Herston, especially healthcare professionals and students.
Kelvin Grove is also located near key stops on the Brisbane Metro network. This suburb is already well-connected since it's close to the busway, and the metro improves this further. With faster travel times and more frequent services, residents of Kelvin Grove, especially students and staff at the nearby Queensland University of Technology (QUT) Kelvin Grove campus, will find commuting to the CBD and other major hubs much easier.
These times can vary depending on traffic conditions, but they give a general idea of the distance each suburb is from Brisbane's CBD.
Teneriffe, Chandler, and New Farm are some of Brisbane's most expensive suburbs.
